Professional Mould and Air Testing

Mould air testing helps assess airborne fungal conditions in different parts of a property and compare them with outdoor conditions. Where appropriate, our consultants may also collect surface samples or recommend other specialised laboratory testing. Results are considered alongside the visual inspection, moisture readings, building history and other evidence gathered during the assessment. Testing isn't interpreted in isolation. Our role is to consider the complete picture and explain what the findings mean for your property.

Water Damage and Moisture Assessments

Mould growth is frequently linked to excess moisture, water intrusion or water-damaged building materials. Unless the underlying moisture source is identified and addressed, problems can continue to return.

How do I know if I need air testing?

What's the difference between air testing and a mould inspection?

A mould inspection is typically a broader, visual assessment of the property, while air testing involves sampling to assess airborne conditions. Depending on the circumstances, an assessment may include one or both, along with surface sampling and moisture detection.

Can air testing tell me if mould is making me sick?

No. Air testing assesses indoor environmental conditions such as airborne particle levels — it isn’t a medical test and can’t determine whether a property is responsible for a health issue. If you have health concerns, we’d recommend speaking with your doctor.

How long does an air testing assessment take?

This depends on the size of the property and the scope of the investigation. Your consultant can give you a clearer estimate once they understand the property and the reason for the assessment.

Do I need to be home during testing?

In most cases, someone with knowledge of the property’s history is helpful, but arrangements can vary depending on the assessment. Your consultant will confirm what’s needed before the visit.

What happens after the results come back?

You’ll receive a report explaining the findings, any areas of concern and recommended next steps. If remediation is required, we can prepare an independent Scope of Works to guide the project.

Does Post Remediation Verification mean the property is now safe?

PRV determines whether remediation work has been completed in line with the agreed Scope of Works and whether the established verification criteria have been satisfied. It’s an independent, documented assessment of that specific outcome, rather than a general safety guarantee.

Do you carry out the remediation work yourselves?

No. We provide independent assessment, testing, scopes of work and verification. Remediation is carried out by separate contractors, which helps keep the investigation and verification process independent from the work itself.

Is mycotoxin testing part of every assessment?

No. Mycotoxin testing is a specialist service that may be recommended in specific circumstances, but it isn’t the first or only test used for every property. Your consultant will advise if it’s relevant after assessing the building and its history.
