The Environmental Mould and Mycotoxin Assessment, known as EMMA, is an advanced laboratory test. It analyses environmental samples for selected mould DNA and mycotoxins.

What Is EMMA Testing?
EMMA is an environmental test designed to identify selected toxigenic moulds and mycotoxins within a building.
The laboratory can analyse dust or other suitable environmental material. Depending on the property, the sample may come from an HVAC filter, air-conditioning return, vent, surface or another carefully selected location.
The test uses laboratory methods to look for fungal DNA from selected mould species, and also tests for a panel of mycotoxins associated with certain moulds. This makes EMMA different from standard air sampling.
A spore trap collects airborne fungal particles during a short period. EMMA examines material that has accumulated within the indoor environment, which may provide a broader picture of past or ongoing conditions. However, no single test can explain an entire building — correct sample selection and professional interpretation still matter.
What Are Mycotoxins?
Mycotoxins are naturally occurring chemical compounds produced by some types of mould under certain conditions.
Finding mould doesn’t automatically mean mycotoxins are present. In the same way, a standard mould spore test doesn’t directly tell you whether mycotoxins have been detected. EMMA Testing helps address this gap by analysing the environmental sample for both selected fungal DNA and selected mycotoxins.
The results relate to the material collected from your building. They are not a medical diagnosis and do not determine whether an occupant has a health condition. When Can EMMA Testing Help You?
EMMA Testing may be useful when you need more information than a visual inspection or basic spore sample can provide. You may consider it when:

- You can smell a persistent musty odour but can’t see the source
- Mould may be hidden behind walls, beneath floors or inside cavities
- Previous mould remediation has been completed
- You’re concerned about contamination within an HVAC system

- You want to investigate selected moulds and mycotoxins in one laboratory assessment

Why Professional Assessment Matters
Ordering a laboratory test is only one part of a reliable investigation.
The sample must come from a location that makes sense for the building and the question being investigated — a poorly selected sample may not represent the area of concern. The results must also be considered within the wider context of the property.

How Our EMMA Testing Process Works
We keep the process clear and straightforward.
First, we speak with you about the property — its history, known water events, previous repairs and the concerns that led you to request testing. Next, we inspect the relevant areas, assessing moisture, ventilation and other conditions that may support mould growth or allow contaminants to move through the building.
We then identify the most appropriate sampling location, which may include settled dust, selected surfaces or HVAC-related material. The sample is submitted to an independent laboratory for analysis.
Once results are available, we review them alongside our inspection findings, and explain what was detected, what the results may indicate and where the limitations are. You receive a written report with practical recommendations, and if further investigation or remediation is appropriate, we explain the next steps.
What Does EMMA Test For?
The EMMA panel is designed to analyse selected moulds and mycotoxins in an environmental sample.
Depending on the current laboratory panel, it may assess fungal DNA from selected toxigenic mould species and a panel of mycotoxins, including compounds within groups such as:
- Aflatoxins
- Ochratoxin
- Trichothecenes
- Gliotoxin
- Zearalenone
Laboratory panels and reporting methods can change, and your report will identify the specific organisms and compounds included in the analysis. A detected result doesn’t automatically identify the original source or show where mould is growing — our building assessment helps connect the laboratory data with moisture conditions, airflow and possible source areas.
EMMA Testing Compared With ERMI Testing
EMMA and ERMI both use environmental samples, but they answer different questions.

EMMA may be more suitable when your main concern involves both mould and mycotoxins. ERMI may be considered when the investigation is focused on mould DNA in settled dust — though it should be interpreted cautiously and used alongside a professional building assessment.
In some cases, another sampling method may be more useful than either test. We’ll explain the options and recommend an approach based on your property.
