Sealing & Urban Density

Modern construction and increased building sealing in hubs like Parramatta and the CBD can trap airborne contaminants and traffic emissions inside.

Coastal Humidity

Consistent exposure to ocean air in Bondi and Manly increases the likelihood of mould growth in poorly ventilated or hidden structural areas.

Persistent Symptoms

Do you think mould could be making you sick? Microscopic particles in Sydney homes can contribute to respiratory irritation, fatigue, or sinus issues in sensitive individuals.

When Air Testing Sydney Properties May Be Needed

Many people contact us because they’re concerned something inside their property may need investigating. Others have discovered visible mould, noticed an unusual odour or experienced water entering the property.

A professional investigation provides evidence about conditions inside the building and can help determine whether further action is required.

Consider arranging an assessment if:

  • You can see or smell mould
  • Mould returns after cleaning
  • Windows frequently develop condensation
  • There’s been a roof, plumbing or bathroom leak
  • Rooms feel humid, damp or poorly ventilated
  • The property has experienced flooding or storm damage
  • You suspect moisture behind walls or beneath flooring
  • You need independent evidence before remediation
  • Completed remediation requires verification

You don’t need to know which test to request. Tell us what happened and what you’ve noticed, and our consultants can recommend an appropriate starting point.

Sydney's Climate and Indoor Air Quality

Sydney’s humid summers, periods of heavy rainfall and cooler winter conditions can create different indoor environmental problems throughout the year.

Coastal humidity may enter through open doors and windows, with moisture then becoming trapped inside closed rooms, wardrobes, apartments and air-conditioned spaces.

During winter, warm indoor air may meet cold windows, walls and ceilings, causing condensation around window frames, behind furniture and inside rooms with limited ventilation.

Storms and extended wet periods may also expose problems with roofs, gutters, windows, balconies, drainage and waterproofing. Even minor water entry can affect concealed building materials.

Heavy Rain, Storms and Flooding

Sydney properties may be affected by severe storms, prolonged rainfall, flash flooding and overflowing stormwater systems.

Homes near the Hawkesbury and Nepean rivers, local creeks and other low-lying areas may face additional flood risks. Coastal properties may also experience wind-driven rain.

A building doesn’t need to experience major flooding for moisture problems to develop. Water entering one room, a lower wall, balcony or subfloor area may affect materials beyond the visibly wet section.

Moisture may remain inside:

  • Wall and ceiling cavities
  • Plasterboard
  • Timber framing
  • Carpet and underlay
  • Floating flooring
  • Cabinetry
  • Insulation
  • Subfloor materials

The surface may appear dry while moisture remains deeper within the building. An independent assessment can help determine the affected area and whether testing or remediation is required.

Local Air Testing for Sydney Properties

Sydney contains heritage terraces, freestanding homes, high-rise apartments, strata buildings, offices and large commercial properties.

Older homes across the Inner West, Eastern Suburbs and Lower North Shore may experience ageing roofs, rising damp, plumbing leaks or poor subfloor ventilation. Renovations can also change how air and moisture move through the building.

Apartments around the Sydney CBD, Parramatta, Chatswood and other major centres often rely on mechanical ventilation and air conditioning, with water also able to enter through balconies, windows, external walls and plumbing systems.

Newer properties throughout Greater Sydney may experience failed waterproofing, construction moisture, condensation or limited natural ventilation.

Every assessment considers the building’s construction, age, history and current conditions.

Apartments, Strata Buildings and Hidden Water Entry

Apartment buildings can develop complex moisture problems. Water may move between levels or travel through walls, floors and ceilings before becoming visible, with the source sometimes some distance from the stain, odour or visible mould.

Common causes include:

  • Failed balcony waterproofing
  • Leaking showers and bathrooms
  • Plumbing failures between apartments
  • Water entering around windows and doors
  • Roof and external wall leaks
  • Blocked or inadequate drainage
  • Air-conditioning condensation
  • Poor bathroom or laundry ventilation

Independent investigation is valuable when tenants, owners, owners corporations and building managers need evidence about the source and extent of a problem.

Coastal Homes and Humidity

Sydney’s coastal suburbs are regularly exposed to humid marine air, changing weather and wind-driven rain.

Properties near Sydney Harbour, the Northern Beaches, the Eastern Beaches and Botany Bay may experience moisture entering around windows, balconies and external building surfaces. Humidity may also become trapped inside bedrooms, wardrobes and closed rooms.

Possible warning signs include:

  • Mould inside wardrobes and cupboards
  • Musty smells in closed rooms
  • Condensation on windows
  • Mould around air-conditioning vents
  • Dampness behind beds and furniture
  • Mould on ceilings or external walls
  • Peeling paint or damaged plaster
  • Rooms that remain humid despite cooling

Cleaning visible mould may improve its appearance, but it doesn’t correct the underlying moisture or building issue.

Independent Indoor Air Quality Investigations

Indoor air testing is most useful as part of a complete building investigation. We don’t rely on a single sample or laboratory result — we inspect the property and consider the circumstances that led to the concern.

Depending on the building, an assessment may include:

  • A visual inspection
  • Review of previous leaks, storms and flooding
  • Moisture detection and mapping
  • Indoor and outdoor air sampling
  • Surface sampling
  • Mould testing
  • Investigation of suspected concealed areas
  • Specialised laboratory analysis
  • Assessment of ventilation and condensation conditions

The right process depends on the property and what needs to be established.

What Can Indoor Air Testing Identify?

Air sampling can provide information about airborne fungal particles and conditions within different areas of a building. Indoor samples may be compared with outdoor conditions and samples collected from other rooms, helping identify unusual patterns or areas requiring further investigation.

Surface sampling may be appropriate when visible or suspected contamination is present. Laboratory findings are considered alongside moisture readings, the building’s history and evidence gathered during the inspection.

Testing can’t diagnose a medical condition. It can provide evidence about the indoor environment and help determine whether mould, moisture or other contamination requires attention.

Hidden Mould and Moisture Problems

Mould isn’t always visible. It may be concealed:

  • Behind plasterboard
  • Beneath carpet and underlay
  • Under floating flooring
  • Inside wall and ceiling cavities
  • Beneath kitchen or bathroom cabinetry
  • Around heating and cooling systems
  • Inside roof spaces
  • Within insulation
  • Behind furniture positioned against external walls
  • Within damp subfloor areas

A persistent musty smell may indicate excess moisture or concealed microbial growth, even when no mould can be seen.

Our consultants use the building’s history, moisture readings, visible evidence and appropriate testing to investigate potential sources.

Qualified Independent Environmental Professionals

Our consultants hold nationally accredited qualifications from the Australian College of Environmental Studies and specialised certifications from the Institute of Inspection Cleaning and Restoration Certification.

Our team meets the definition of an Independent Environmental Professional under the AS-IICRC S520:2025 Standard for Professional Mould Remediation.

Our consultants include Jason Chapple, Sarah Chapple and Graham Singleton, who bring more than 50 years of combined experience in mould investigations, water-damage assessments, remediation planning and indoor environmental services.

We provide objective assessments based on the available evidence — particularly important when findings may be used to plan remediation, support an insurance matter or verify completed work.

Water Damage Assessments

Water damage is one of the most common causes of mould and indoor environmental problems in Sydney. The source may include:

  • Severe storms and flooding
  • Roof and gutter leaks
  • Plumbing failures
  • Leaking showers and bathrooms
  • Failed balcony waterproofing
  • Water entering around windows
  • Condensation
  • Poor subfloor drainage
  • Moisture trapped during construction

Visible water may disappear while moisture remains inside porous materials or concealed building cavities.

Cleaning visible mould without identifying the moisture source may provide only a temporary result. Our assessments investigate the affected areas and the conditions allowing contamination to develop.

Remediation Scopes of Work

If mould contamination or water damage is identified, we can prepare an independent remediation protocol or Scope of Works.

This document defines what needs to be addressed and gives the remediation contractor a clear framework to follow. It may specify:

  • Affected areas and building materials
  • Containment requirements
  • Removal and cleaning procedures
  • Structural-drying considerations
  • Health and safety controls
  • Environmental testing requirements
  • Agreed verification criteria

A professionally prepared scope reduces uncertainty before work begins and helps property owners, owners corporations, builders, insurers and contractors understand the required outcome.

Post Remediation Verification

Following remediation, we can carry out independent Post Remediation Verification.

The assessment may include a visual inspection, moisture checks, a review of remediated areas and appropriate environmental sampling. Its purpose is to determine whether the agreed Scope of Works has been completed and whether the established verification criteria have been satisfied.

Independent verification provides a documented assessment separate from the contractor who completed the remediation.

Air Testing for Sydney Homes, Rentals and Workplaces

We assess a range of residential and commercial properties, including:

  • Houses and apartments
  • Rental properties
  • Heritage terraces
  • Strata buildings
  • Offices and workplaces
  • Retail and hospitality properties
  • Schools and childcare facilities
  • Healthcare and supported-living environments
  • Construction projects
  • Insurance-related properties
  • Buildings affected by storms or flooding

Tenants, landlords, owners corporations and property managers may require independent documentation when there’s disagreement about mould, condensation, water damage or the condition of a property. Our role is to assess and report on the indoor environment objectively.

Mycotoxin Testing in Sydney

Specialised mycotoxin testing may be considered in some circumstances. Mycotoxins are substances produced by certain fungi, and testing may provide additional information where the property’s history, inspection findings or nature of the investigation indicates it’s appropriate.

It isn’t automatically required for every property. Our consultants assess the circumstances before recommending the most suitable inspection and testing process.

Areas We Serve Across Sydney

We provide indoor environmental assessments throughout metropolitan Sydney, including the Sydney CBD, Inner West, Eastern Suburbs, Lower North Shore, Northern Beaches, Western Sydney, Hills District, Parramatta, Canterbury-Bankstown and Sutherland Shire.

Whether the property is near Sydney Harbour, the Parramatta River, Bondi Beach, the Royal Botanic Garden or further into Greater Sydney, every investigation is based on its construction, water-damage history and current condition.
